How It Works

01 Step One

Site Walk & Landlord Review

We walk the space with you, check the existing walls, ceilings, power, plumbing and HVAC, and go through your lease and the landlord’s requirements so nothing in the work letter catches you later.

02 Step Two

Drawings, Price & Permits

We price the job from your architect’s sealed drawings, or refer you to one if you don’t have them yet. Once you approve, we file the building permits and the licensed trades file theirs.

03 Step Three

Demo, Framing & Rough-In

We demo, frame and set up the ceiling grid while electrical, plumbing and HVAC rough-in is scheduled around us, so trades aren’t waiting on each other. Rough inspections happen before walls close.

04 Step Four

Finishes, Inspections & Handover

Drywall, ceilings, doors, flooring and paint go in, fixtures are set, and we schedule the final inspections for your certificate of occupancy. Then we walk the space with you and close out the punch list.

Good to Know

Do I need an architect?

For most commercial build-outs, yes. Towns usually require sealed drawings for a commercial permit. If you don’t have an architect yet, we can refer you to one we work with.

Can you work with my landlord’s requirements?

Yes. We provide certificates of insurance, follow the building’s rules for working hours, deliveries and noise, and build to your lease’s work letter.

Can you work after hours or while we stay open?

Yes. We can phase the work and schedule the loud or disruptive parts around your hours so your business keeps running.

Who handles electrical, plumbing and HVAC?

Licensed contractors in each trade, under their own permits. We schedule and manage them as part of your job, so you deal with one company.

How long does a fit-out take?

It depends on the size of the space, the permits and how long equipment and materials take to arrive. You get a schedule with your price, and we keep you updated through the job.
